What do I do if I want to sell my property? top ^

What areas do you cover? top ^
Clive Lawrence & Co has successfully sold properties in many areas in London and the south-east, but concentrates on an area within five miles of our Harrow offices. This includes all HA postcodes as well as some UB and NW postcodes.

What do I need to do to buy a property? top ^
If you need to arrange a mortgage then you should first determine the amount you can borrow (Clive Lawrence & Co can arrange this if you require). If you are selling in order to buy you should have your property valued (we can also arrange this for you).

What if I can't find anything? top ^
Why not try our relocation service? This is a no obligation service and enables us to seek out properties that meet your exact requirements.

How do I make an offer? top ^
Offers should be made directly to us. We will then speak to the property sellers on your behalf.

Is an accepted offer binding? top ^
Unfortunately offers are not enforceable on either the buyer or the seller until contracts are exchanged, we will however try to ensure that transactions proceed as swiftly as possible. We will also not tell you that a property is off the market if we have been asked to keep showing it.

What else do I need? top ^
Clive Lawrence & Co can arrange for solicitors, surveyors and finance if required.

What if I’m looking for property for investment? top ^
At Clive Lawrence & Co we have a duty to obtain the best possible prices for our clients. We do not have any instructions that are below market value. If you are interested in buying either residential or commercial properties to let, then we can give you a wide range of helpful advice. We can also act on a retained basis to help you find investment opportunities.

Should I sell or rent my property? top ^
This will obviously depend on your long term plans and how you perceive that the market will change. Our sales and lettings departments can advise you on this and we can accept instruction on properties for sale or rent.

What if I want to rent my property? top ^
We can advise you on all of the legislation involved in letting your property, the obligations that the landlords and tenants need to adhere to as well as the market rent for your property. Our advice is given without obligation, and we draw on a wealth of letting experience in all sectors of the market.

What do I need if I want to rent a property? top ^
Most of our landlords require that tenants are in full-time stable employment. Some landlords may consider tenants who are not in employment, subject to the provision of a suitable, UK based guarantor. A deposit of at least one month’s rent will be required at the start of a tenancy and the rent is payable monthly in advance.

What are the minimum/maximum durations for a tenancy? top ^
Our properties are usually let on Assured Shorthold Tenancies. These tenancies must be for a minimum of six months, although some landlords will only rent their properties for twelve months. It is unusual for a tenancy to be granted that is longer than twelve months.

How long does it take to find and move into a property? top ^
Most of our rental properties are available within a month of the time that they are on the market. Once you have found a property we will begin to pursue references. Once we have received satisfactory references, we can usually start the tenancy within five working days.

What if there are any repairs that need doing to the property? top ^
When you move into a property you will be given the address (and usually the telephone number) of either the landlord or the managing agent. If you are in a property that is being managed by our own property managers, you will also be given specific contact details. The need for any repairs should be reported directly to the contact details you have been given. Clive Lawrence & Co cannot authorise any expenditure on our landlords’ behalf.

Yes, Clive Lawrence & Co's commercial department have experience in buying selling and renting all types or commercial property including shops, offices, industrial units and development sites. We also act as retained agents for those looking for new sites in all parts of London and the south-east of England.
